Frequently Asked Questions
Blue Chip Realty will list your residential or commercial property on the MLS® System, on REALTOR.ca (and many other major websites). We list it as a flat-fee "Mere Posting". With a Mere Posting, a potential buyer or buyer's REALTOR® will contact you directly for showings and will present offers directly to you.
A "Mere Posting" means your property is listed on MLS® and REALTOR.ca, but you handle all inquiries and negotiations directly. It gives you maximum exposure while allowing you to manage the sale yourself without a listing agent.
Some people may be tempted to sell their home without a real estate agent, also known as For Sale By Owner (FSBO). There are also plenty of reasons why people prefer to work with a REALTOR®. What's important is that you have a choice (options) in how you want to sell your home.
For Sale By Owner (FSBO) means that you, the owner, are representing yourself. You're responsible for preparing your property for sale, marketing and advertising, and showing your home to buyers. When you choose to sell your home exclusively by yourself, you must note that your home is for sale on your own, and your listing does not go on any MLS® System. Typically, FSBO homes are marketed for free on social media, marketplace, sign in the ground etc.
Blue Chip Realty's listing service, "Mere Posting" on your local MLS® System, helps you get in front of where buyers are looking. Instead of marketing or advertising your property on your own, you can use our service to list on REALTOR.ca and benefit from our advertising for you across many of the major websites. Unlike a full-service listing, you'll be showing your home to buyers, or a REALTOR® will contact you to arrange a showing.
The REALTOR® will upload all of the information into the MLS® System; however, it's the homeowner who takes on the responsibility of communicating with potential buyers, marketing, scheduling showings, negotiating, and finalizing the sale of their property. This process allows you (the seller) to have full control over the sale process, including setting the listing price and negotiating directly with a REALTOR® who is representing their buyer or directly with potential buyers who contact you. When removing the need for a listing agent, sellers may save on commission fees... since potential buyers can contact you directly, also removing the buyer's agent, sellers could pay as low as $0 in commission fees, which otherwise typically range from 3% to 6% of the sale price.
While it's often hard to beat the expertise of a professional agent and their resources, you can learn how the home-selling process works and have the choice to DIY if it's a good method for you. Ultimately, the decision to DIY should be based on a seller's available time and knowledge.
While your listing will be identical to the other homes that are for sale (by real estate agents), it will show all photos and all listing information, including the commission offered to an agent who successfully sells the home, and instructions for showing the home.
You don't need to be a licensed real estate agent to sell your property in Newfoundland & Labrador. You will still need to work with a real estate lawyer. If you want to list your home on the MLS® System, it is required that your listing be checked by your listing brokerage's agent. That's brought about by the Real Estate Council of Newfoundland (NLAR) code of ethics.
Curious about the paperwork for selling a house without a Realtor®? Well, the seller's agent is typically the person who draws up a real estate purchase agreement. So, what happens if the home is for sale by the owner (DIY) and the owner isn't represented by a real estate agent at all?
Experts say the solution is to turn to the buyer's representation for writing a contract.
If the buyer does not have any Realtor® representation, in the world of real estate, this is known as duel agency - and how you could pay as low as $0 commission... when there is no seller's agent or buyer's agent involved. In this scenario, the work is completed by the real estate lawyer.
No... but you will qualify for cash rewards which may be significantly greater than your flat fee. For example, if your property sells for $300,000 you'll receive $750 cash rewards when your flat-fee was only $397 + HST.
Sellers can double qualify! When Blue Chip Realty represents BOTH the seller (full-service as the listing brokerage) and buyer (as the buyer's agent - same brokerage), not only does the seller qualify for an instant 1% REBATE (reduction) of the commission, but they also qualify for the above CA$H Reward! Sound fair? We think so.
Unlike other professionals who bill their clients at hourly rates, real estate professionals are paid a commission at the end of a sales transaction. If a real estate agent works with a buyer or a seller for weeks or months without a resulting transaction, they aren't paid for their time or expertise. A Realtor will likely not represent their buyer without receiving a commission.
While you save on one side (as the seller), we recommend offering a buyer's agent commission. If you're trying to attract interested buyers who are already working with a real estate agent, we recommend offering 2%.
Commissions are negotiable between real estate agents and their clients. It can vary between a flat rate (more common with the sale of land) or a percentage of the sale price once the property has sold. Rate is determined before the listing of a property. When you list with Blue Chip Realty, we'll ask whether you'd like to offer a buyer's agent commission, and you can decide what you'd like to do.
Yes! You can easily request changes to your listing such as price updates or extensions. Listings can be extended for a 75% discount for land or cabin. Home packages renew free until sold.
Your property will be searchable on your local MLS® by agents and homebuyers, and will also appear on REALTOR.ca for public viewing. All interested parties will contact you directly using the contact details you provide in the listing.
When your property is sold, simply notify us by providing the necessary sale documentation, and we will update the listing status on MLS®. There's no additional charge for reporting a sale.
Having a great listing agent is one of the keys to saving time and selling for more. Help your agent help you. How?
1. Avoid hiding things from your agent. If you have nasty neighbors, a dog next door that persistently barks, your basement is prone to flooding, there's structural issues you're aware of, or financially you need to sell asap... know your listing agent is on your side and knows what must be fixed or what can slide - so go ahead and share the good, the bad, and the ugly. Whatever you hide from an agent could be an unexpected surprise during a showing, or worse... on final walkthrough day and they buyer walks away.
2. Avoid overpricing. When a property is overpriced, let's say you would accept $285K but decide to list your home for $315k thinking more negotiating room is better, you could miss a potential buyer who is looking up to $300k as a maximum (many websites offer a minimum and maximum value search fields). Or, when a home is overpriced, buyer's agents will either avoid bringing their buyers... or, they will use your property as an example to sell another property.
3. Have some patience. Yes, we know the excitement of seeing your home listed on Realtor.ca and websites all over Newfoundland, you thought your beautiful house would fly off the market the moment it's listed online, but that's not always the case. The real estate process takes time to propagate across other websites, there's time for communication, from showings to inspections to negotiations. Having patience is key.
4. Cleanliness counts. Try to limit clutter. Things like clothes on the floor, backs of chairs used as a coatrack, toilet seats up, the kitchen and the bathroom are the two main areas where cleanliness - or lack thereof - is most critical.
5. You need to fix a few things. If there's a broken cupboard door, a missing handle, scratched trim, or scuffs from a pet, maybe there's a broken ceiling tile, torn wallpaper, a leak in the basement, broken or cracked window... to you this is normal because you've lived with these issues for years. To buyers, these will look like eyesores or expensive repairs, which may result in a lowball offer, or no offer at all, because your house needs "a lot of work." Even if it doesn't.
Many of these issues can be found by the seller getting a pre-inspection that will identify all recommended repairs to your home.
